Selena News September Edition 2018

ISSUE: 122, 2018

What Happened To Fall?

Technically, it is still summer. Fall doesn’t start until September 22nd but with a sprinkle of snow last night we have gone from Summer to Winter in only 1 day! It is supposed to warm in the next few days but not by much so if you live in Edmonton take this opportunity to remove hoses, drain irrigation lines if you have them and not already done so. For vacant homes, If you are not going to winterize it, make sure the utilities are on and heat is set so you can avoid pipe burst.

Back To School

September signals the start of the school year and as always, there has been an increase in home sales with people rushing to get settled before schools starts. We notice the market slows a little while people are enjoying their holidays and going on vacation but it always picks up come school time. Our little Fionna is now in Grade 1 and is making new friends and settling back into the routine and new classroom wonderfully. She really enjoys her school and learning and even sits down to do her homework everyday after school. We have told her homework is the first thing to do as soon when she gets home. It’s not much homework but it is important to establish good habits at an early age so they will be responsible, disciplined and be able to make good decisions in the future.

Market Update

Depending on which side you are on, our market can be either good or bad. If you are selling, just know that this year we have more listings then ever before (presently 12,000) so that means some pretty stiff competition and you will have to be priced right to begin with otherwise listings stay on the market longer than usual and often have to reduce price much lower than if they had started at the right price. Now if you are buying, the market is great. You have more homes to choose from (12,000 listings) so finding the right home is easier but on top of that, you can negotiate awesome deals as sellers want to sell. Buyers are still buying. August saw the same number of sales for the last 3 years in a row. If you are in the market to buy, either right now or next few months, make sure you are pre-approved by a good mortgage broker. Interest rates may be increasing in October so it is good to lock in your lower rate now.

Holiday Activities

School holidays are over and looking back it was a productive summer. At the start of summer we made a list of summer activities and happy to say we can tick them all off. Some of the fun events included celebrating our 10 year anniversary with a short trip to Whistler, a wedding at Sunshine coast (BC) where Fionna was able to meet many cousins for the first time. She also enjoyed going to the cinema, science world and bowling but her favourite was the dinosaur park.
