Here in Edmonton it has been a busy summer. Busy for several reasons. Busy with Real Estate and looking after new listings. Busy looking after some of our own properties. Busy driving around town as the road construction is in full swing with several major road projects all over the city. Busy is good, however I would like to be busy spending time with our daughter as the summer holidays will be over before we know it. How have you been spending your time this summer?
Market Update
Last month I reported May home sales was seeing increased prices and increased number of sales. For June, the number of sales is holding steady and for single-family homes, the prices have still been increasing. After the August long weekend we should have July numbers to report so we are looking forward to that, however let us recap what happened in June. Overall the condo market is still relatively flat so most of the news you will hear is about single-family homes. So the number of sales is holding steady, which is another way of saying the curve has flattened. Average home prices have still been increasing though, and if you narrow down to just the City of Edmonton then prices have increased even more (up by 12% since January) compared to the surrounding areas (up by 10% since January).
Open For Business
July 1st, Alberta was Open For Business and the latest news indicates Alberta will remove further restrictions by mid-August. As much as I love stores and restaurants being open and back to business as usual I think it is a little too soon to be removing so many restrictions. Given the number of Covid-19 cases has been increasing and primarily in cities such as Calgary, how much of this is due to the Calgary Stampede and people attending these events? I would assume open air events such as the Edmonton Airshow would be safer than indoors but we still need to be careful. And August long weekend is upon us. Are you doing anything special to celebrate? What ever you choose to do, please be careful and stay safe.

Lucky
Some of you know my hubby, Andy, used to build houses. His background is construction for 25 years before becoming a Realtor. With such experience he noticed a slight change in the sound of our home and went to investigate. The sump pump was on but not pumping so basically it had failed. He caught it just in time and was able to swap out the pump before the water level got too high. He says he was just lucky but I always feel safer having someone around who knows homes as well as he does.
Heat Wave
This summer has seen unprecedented temperatures over much of western Canada and as usual there are many wild-fires in BC and Alberta. How have you been dealing with the heat? Instead of going inside and turning up the AC, how about a visit to the local spray park?
