Market Update
Last month we said we would be happy if the market stayed flat and our preview for August was fairly busy in terms of activity with prices softening. In the below graph for August you can see this is spot on. Prices did soften slightly from an average of $463k down to $461k but overall is still staying flat which is a sign of a robust market considering August normally slows a lot more than this. Total sales for August is still very healthy at 2380 which shows the buyers are there but diving down into the numbers shows an increase for sales in the more affordable condo and townhouse market.
And still looking at the numbers shows a marked increase in new listings and unsold inventory. Right now it is considered a balanced market (no more crazy multiple offers on day one and you can actually negotiate the price) so it is a decent time to either buy or sell but as the weather gets colder, it will shift towards a buyers market. If you are looking to buy, go get pre-approved and lock in that rate because Bank of Canada lowered it at their recent announcement, and then set up an auto search so you get notified when the right properties get listed.

School is back and settling into routine but still time for horse shows. She did quite good in this last one and really enjoyed herself.
