Last month we celebrated Mothers Day and all that Mothers do to contribute to society and families and this month we can turn our attention to Fathers Day and all that Dad’s bring. Such as Dad jokes. Sales figures for the month of May are out and as you can see in the below graph, the average price for homes in Edmonton has dipped slightly from it’s peak in April. This is common and it is what we see every year around this time as more listings hit the market. And yes, there have been a lot more listings this year than last year and when you couple this with slightly fewer sales than the previous year, then you are going to see over-supply and then prices reduce.
The market right now is still a seller’s market and is fairly stable so close to a balanced market but this can switch to a buyer’s market quite quickly in the coming months. So what does this mean? Sellers will need to make sure their homes are presentable and listed on the market as soon as they can ensuring they are priced right and if you are on the other side and wanting to buy, well good news, there is a lot to choose from right now so its easier to find the right home and with prices softening you have better chances to buy for the right price.
$28 is not that much money for most people living in Edmonton and if you create the habit of saving $28 a day, then in only one year you will have saved up $10,000 which is enough for a downpayment on a two bedroom condo here in Edmonton. How do you create the habit of saving $28 each day? Well perhaps by changing a different habit of buying a fancy coffee or lunch every day. We still need to eat but there are cheaper alternatives and when you have awareness of your spending it is much easier to save up. Good advice so I decided to make a youtube video.
We managed to get away for the weekend and enjoy the Rockies for a relaxing couple of days. Ahhhhh! Breakfast is ready.
Not sure how the other parent are handling this, but Andy and I are very excited for her and sure this will be a wonderful and formative experience for her and at the same time we miss her dearly and ever so slightly freaking out. This is her very 1st time without parents around and she has to be responsible for herself, her belongings, her money and if that wasn’t enough, everything is in french. She keeps us posted everyday and will text and send photos so we know she is enjoying herself. She even got to do trapeze at Cirque De Montreal. Wow! She is very high up in this photo and the trapeze swings you very fast. I think she is very brave for trying it.
