Happy Holidays!

It is the end of the year, and it’s time to celebrate all the wins for 2018! Did you achieve all the goals you set for yourself? We wish you and your family have a wonderful holiday period, relaxing, fun and spending lots of time with friends and family, and wishing you a prosperous 2019 to you all!


Hong Kong And China

I recently made a 10 day trip to Hong Kong to visit friends. 5 days in Hong Kong and then 5 days trip to visit China. It’s been such wonderful experience to relax and spent quality time with friends. I had great time there, enjoying the food, friends and most important to relax. Every now and then you need to get away and recharge and let go of all the stress. Until this trip I didn’t realize the amount of stress I had been handling combining looking after family and being a busy Realtor. I love selling Real Estate and yet I am very grateful I could have some relaxing time off while hubby look after the business. China has many beautiful gardens that are tranquil and peaceful. You can see in the photos this is a very serene place, don’t you agree.

Construction On Track

Construction for the new Valley line LRT is on track (pun intended) and even as the temperature dips, it doesn’t slow down the workers by much. Some people may grumble about the road works and delays experienced while driving but I think overall they have done a really good job with planning and design so that they can build this much needed infrastructure with minimum disturbance to motorists in general. I often find the main construction route to be quicker as so many people avoid it where possible but I like to check on progress and show out of town clients what the City is building and how it will positively impact communities such as Mill Woods. Mill Woods will see a dramatic benefit once the LRT is operational and typically homes within an 800m radius of a station will see a 10% increase in value over homes that lie further away. And it is not just Mill Woods to see the benefit. Bonnie Doon Mall is undergoing much work with the new station plus a face lift to much of the mall itself, and the community of Bonnie Doon is more popular than ever as it is deceptively close to Downtown. Neighbouring communities such as King Edward Park and Argyll are expected to see increases as well, so homes in these areas that are close by the station should see that extra 10% increase as well.

Car Price
Looking for a new car recently brings to mind how challenging it can be trying to do it all by yourself, and going from car lot to car lot to find the right car. If they are all in the same area then this process is made much easier but comparing it to buying a home, it is much easier to just deal with a single knowledgeable Realtor, and use their experience of the market to get the best deal whether it is buying or selling. As example of someone trying to do it by themself, I recently found a home for a buyer where the seller was trying to sell it by themself. Perhaps they didn’t know any better but it took a lot of their time trying to be present for showing requests but more importantly, they didn’t know anything about negotiating and ended up practically giving the home away. For the car shopping, a friend referred me to someone who has access to all kinds of brands so I could try several different models all in the one place. Who can guess what make and model my new car is?

With the total number of active listings slowly inching its way down brings a sigh of relief to many Sellers trying to sell their home. Typically this time of year will see less listings and less sales as the number of average home buyers looking for their new home decreases. But what to do if you are not looking to buy or sell an “average” home. This is the perfect time for investors, and they can often snap up a bargain during the winter months.
