Happy Fathers’ Day!

We wish you have a very happy Fathers’ day! It is great time to show your love and appreciation to your dad! Never too late to connect and spend quality time with loved ones. After all, it is all about family and love, and with the weather cooperating, it is great to see lots of families getting out and enjoying it.

Learn To Wait And Stay On Budget.

Months ago, my little girl Fionna started asking to buy Barbie Doll House so I told her once she graduates from Kindergarten, I will buy one for her. She has been very patiently waiting until her graduation party and afterwards I took her to the store where she saw another model which is twice expensive than the one she originally wanted. She asked me if she can buy this one instead. So I told her, our budget is only pay for the first one so she can choose to pay the difference herself, or she can stay at the original plan. After quickly thinking she decided she would buy the first one because she prefer not to spend her own money. I truly believe even a five year old can learn how to manage money! It is parents’ duty to teach our little ones how to budget. That should also include delaying instant gratification. Because she had to wait, Fionna enjoys playing with her new house and Barbie even more.

How To Sell In A Buyer’s Market

As we head into Summer market, our Edmonton Real Estate is still very much Buyer’s market with almost 13,000 active listings. That is a lot of homes for sale so if you want to sell, you will need to stand out from the competition and be priced right to sell. Obviously we do our best to help our sellers sell in this tough market, and something we are doing is definitely working. A couple of recent transactions have attracted multiple offers and higher than asking price. One sold the same day it was listed, and another in only 10 days. That is well below the average of 53 days days on market, and one thing we have noticed is the longer a home stays on the market, the more it will have to reduce price in order to sell. Our seller clients are very happy with the quick sale, plus they ended up getting more than they expected. Before you sell, you must qualify your Realtor. Make sure they have a good track record, have been in the business long enough to experience all markets, and most importantly, they must know how to set the correct asking price so you sell for top dollar.

Engaging 360° Photos

One of the things we have been doing to help homes sell quicker is to make immersive 360° virtual tours. After trying out a few different cameras, we selected one of the more expensive ones because the image quality is so much better. The next step was figuring out how to host the images so anyone can view them and without having to download special software. They have proven to be quite engaging and it is interesting to see how people go through each room of the house and go back to view several times, spending a lot of time pre-viewing a home and it has lead to an increase in showing requests and people making offers. They present best with iPhones and iPads as you can just move your phone around to view the whole house seeing every detail.
