Can you believe 2021 is almost over. Finally, I am sure some of you are saying. With the new normal way of living, no gathering with friends, not able to travel much, wearing masks indoors. Yes, I can see why we are glad to put it all behind us, and hopefully these restrictions will end soon. So from all that, what have been your wins for 2021? Are you ready for 2022 and have you started to plan for 2022 yet? Number 2 in Cantonese is sound easy – and there are 3 easy in 2022, and I’m sure it will be much easier year ahead of us. Both November and December have been performing better than average in the Single-Family sector here in Edmonton. Condo sales are still down significantly but we have seen some indicators to suggest improvements are on the way. Most likely the biggest push for single-family increased sales and increased prices comes from proposed changes to interest rates early in the new year.
While this is great news for home sellers looking to sell now, it is creating some challenges for buyers. Newly listed homes receiving multiple offers on day one means you need to be fully prepared before doing any viewings. Make sure you are pre-approved and only view homes that comfortably fit within your budget. Be prepared to view homes as soon as they hit the market and be prepared to write an offer that same day otherwise you may end up being disappointed.
Recently we sold a home for a good client and they mentioned they had signed up for a service contract for their furnace. I was sceptical about these types of programs but they explained the details to me and encouraged me to look into it further so I rang the company. As we have several investment properties we got a good deal by bundling them together under one service contract. There is a monthly fee but this will offset any actual service calls, ie, service calls are free. I was still a little sceptical but talking it through with Andy, we decided to try the service and we are so glad we did. Just in the last 2 months we have had 2 furnaces needing service calls and one of these was a midnight emergency call. I was very impressed by their quick response. One hour later the furnace is working again, and how much did it cost? nothing, as it is all covered by the monthly fee. So thank you to our client for this great referral.

My mom’s 80+ birthday –
End of last month, we celebrate my mom’s birthday. It’s just small celebration, and we are grateful she is healthy and happy all the time. Early last month I took her for routine check up. Her doctor surprised how healthy she is. To be honest, I think my mom is much healthier than her doctor. When doctor asks her what keep her healthy, she said eating lot of chilli and deep-fried food. The real reason is she been taking a health supplements from Sisel for over two years. They helped her lower her high blood pressure and other benefits. After all, health is priceless, whatever to keep mom healthy, I’m all in.
One day our little one Fionna want to have waffles for breakfast. I have no idea how to make pancakes or waffles so I challenge her to cook, indeed she find the recipe, and made lot of them… and she really enjoy it. Sometime being lazy mom can teach little one be more independent.
