Spring Is Sprung

Greeting from lovely sunny Edmonton! April has a lot to celebrate! There was Spring Break and Easter but not as many people going away this year. And of course I got to celebrate my 25th birthday for the second time. (or is it my 18,250th birthday day.) I’m grateful that I have such a lovely family to support me, I have a dream career as a Realtor – which I love so much, and I have tons of friends and clients that truly believe in me. Life is wonderful.


Increasing

Our weather is getting much warmer, and our Real Estate market is picking up – we had more sales in March, almost double compared to previous years. Overall we had a very good first quarter.

Are we in Real Estate bubble? Compared to other major cities, Edmonton Real Estate is still very affordable, and our market has been down for so long that there is still room for it to grow. Sellers are learning to be reasonable with the listing price, and to have better renovations done, that really helping buyers to make their buying decision.

On the other hand, one of the builders told me, construction materials have been increasing in price, for example Lumber has increased over 100%, so when the construction costs increase, that gets passed on to the buyer so the new home sale price increases too, and that pulls up the rest of the re-sale market with it.

My dear Mentor July Ono –

I met July in 2004, when I was working as an accountant. Then July taught me Real Estate investing, financial freedom, and helping others by doing what I love. Looking back on the last 16 years, I am truly grateful I met her, listened to her and took action. I remember she told me, find a good Realtor, talk to 100 Realtors & you will find the right one. Indeed I talked to over 100 Realtors across the country, and that helped me to find good investment properties, and so later when I got my Realtor license in 2008, I have the image to be the best Realtor for my clients.

I’m honoured July agreed to share some of her wisdom in this newsletter.

I first met Selena in 2004. It may have taken a year for her to ask me for help, and when she did, she gave her complete dedication to exit the rat race. Selena retired from having to work in a record breaking nine months, just in time for the launch of the Real Estate Network Group in 2006. It was a joy to collaborate with Selena on delivering the program in a unique and impactful way.

The backbone of the program is based on The 7 Profit Centres in Real Estate and it happens that the Kindle version of the book will be released on Amazon on May 1, 2021.

The choices you make create the results in your life. It is the cumulative effects of small, incremental activities that generate the huge results. When you chose to be a lifelong learner, you soon realize that life is a journey of discovery. There is no final destination; only stops along the way.

Make it your intention to learn one new thing today. As my great mentor says, awareness is the key to change. Change is a by-product of expanding your context. As a result, you automatically make different choices. These choices create new results.

Simple advice. Less than easy to do. This is the reason why an accountability partner is crucial for helping you stay on track to achieve a successful outcome.

Who is your success partner? What do you plan to achieve in the next 5 to 10 years? I have 66 years left to achieve my 80 year BHAG (big hairy audacious goal) and I’ve only achieved 0.0054% of my $2.224-trillion legacy goal.

Congratulations to Selena turning 50 years young. The first 50 years is a stepping stone for the next 50 years. Selena, how surprised will you be at doubling and trebling your results in the next decade? Blessings and prosperity. Faithfully yours, July Ono.

Spring Clean Up

Snow is gone and the ground is thawing so your yard needs a good, stiff raking to remove the old thatch. Once you’ve done that you should aerate and over-seed, and because we live in Edmonton, we need to help our lawn recover from de-icing salt. You can apply a thin layer of pelletized or granular gypsum, a naturally occurring mineral used as a soil conditioner to replace the salt with calcium and sulphur. Water thoroughly and fertilize as needed and soon your lawn will be back to green in no time and the envy of the neighbourhood.


When To Replace

When reviewing condo docs and the reserve fund study, someone has already figured out how long items will last for, but what about when you buy an ordinary home? My thanks to mortgage broker John Charbonneau who had a similar list in his newsletter.

Roof: Tile, copper or slate can last more than 50 years. Cedar shake last about 30 years, and 25 years for fibre cement. Asphalt shingles give you about 20 years of reliable service.

Deck: Like your roof, your deck’s life expectancy depends greatly on climate and maintenance. Wood will last about 15 years, while composite will last from 8 to 25 years.

Fridge: About 6 to 15 years.
Dishwasher: 10 years is the norm but it’s important to follow the owner’s manual and regularly clean out your dishwasher to keep it running properly .

Washing Machine: 8 to 12 years.
Clothes Dryer: 10 years is the average
Cooktop or Oven: You can expect to get 10 to 18 years out of your gas oven while an electric range will last 13 to 15 years.

Heating / AC: These should last you 15 to 25 years with proper upkeep.

Water Heater: 10 years is a good rule of thumb for water heaters
So given our home is 15 years old, in the last 2 years we have replaced the fridge and furnace plus Andy fixed the washer, dryer and the oven. Those numbers seem bang on.
