Summer Celebration

We hope you are having a great summer! Enjoy the last week before school starts again. We have noticed many people taking advantage of this time and getting away for vacation. Did you go anywhere special this summer? For us, August is a month for celebration. We celebrate our 9 year anniversary, Andy’s birthday and I have now been living in Canada for 23 years and it is a great place to call home.

Market Update

Typically, July and August are a time for summer vacations with many people having quick getaway and Real Estate slows down by a little. However we have not noticed that this month. Yes, plenty of people have vacation but the market is still moving. The key here for any property type is to price it right to begin with, although we do notice certain property types and certain price ranges move fastest. Sales figures for August will be released early September and you can download a copy here so you can see for yourself. We are noticing Single Family Homes when priced right are selling quite quickly. For Condos, depending on their condition, as long as they are priced accordingly they should sell even though they do stay longer on market because there is a lot of competition from new projects. On the economic side of things, there are many projects (especially road and infrastructure) underway in Edmonton which you can’t help but notice as you drive around. There are increased signs of job hirings and general increase in activity all around which is translating into increased consumer confidence and spending. You can find the figures here.

Cash Flow Opportunity

10119 155St, this newer style side by side duplex has both sides renting which generate monthly cashflow plus it has the potential to increase further by developing the basements or building double garages. The property is actually zoned RA7 because it is within 400m radius of the new LRT station soon to be constructed. RA7 zoning means you can build an apartment building. We recently sold a couple of side by side duplexes very close by and these both had basement suites (total 4 units) which the City were ok with. Andy and the Owner went in to the City to confirm the suites were ok before we listed them.

Summer Camp

It has been such a busy summer! On top of being busy with Real Estate, we signed Fionna up for many different summer camps including Piano, dancing, skating and her new favourite, Taekwondo. She wants to continue Taekwondo practice when school starts next week. You can see it has given her more confidence in a short time. Encourage your little ones to find out what they love to do, and make learning a fun game. I feel parents need to support yet challenge their children at early age so they develop confidence, discipline, decision making and leadership skills.
