I also want to thank you for your continued support of our monthly newsletter. It is hard to believe I have been writing these for over 20 years, and I am truly grateful that you remain part of my community. Having shared in my growth over the last two decades, many of you feel like family to me. Here is to a great year ahead.
People often ask, “How is the market doing?” Before we answer, we need to clarify that “The Market” is made up of many individual markets or cities and they are all very different from each other. We cover the Edmonton market and right now, Edmonton is bucking the national trend.
Mid January we have the Edmonton Housing Forecast with speakers from a variety of industries giving their update on where they think things are heading for Edmonton so stay tuned as we will update you on that. One way to predict the future is to look back at where we have come from.
Here is a quick review of 2025. While other markets are experiencing price drops and slowdowns, the Edmonton market continues to perform well and remains very healthy.
Sales figures for December are out and they show an uptick in prices for December as you can see in the below graph. The number of new listings and the number of sales are on par with recent years so that would indicate a very healthy start to 2026.
I remember back in the early 2000s, a friend in Toronto was considering buying a one-bedroom condo for $180,000 and asked my opinion. I encouraged her to buy it and today, even with recent market corrections, that condo has more than tripled in value. That is the power of Real Estate. In Edmonton, you can still buy a beautiful top-floor condo in a great community for less than $250,000 as our market remains much more affordable than Toronto or Vancouver and we are not seeing the huge price drops that other markets are experiencing. For smart investors, this is still an excellent time to look at Edmonton, as the cold weather discourages the average buyer making it easier to negotiate favourable deals.
