As we head into March there are many signs of a spring market. One of the most obvious signs here in Edmonton is that most of the snow is finally melting and we have longer days with more sunlight. Certainly a welcome change. There is a joke that Edmonton only has 2 seasons, Winter and Construction. Fionna informs me however there are 4 seasons:
Almost Winter,
Winter,
Still Winter and
Construction.
Sometimes it feels like that but we like the extra daylight and warmer temperatures.
February Sales figures are just out and if you look in the top left corner of the below graph you will see a small green line heading up. This represents an increase in house prices which is what we expect at this time of the year but you need to read into it further. This graph is only for Single-Family homes. Other property types have not followed the same growth. Some were flat like Duplex and some even decreased like Townhouses. Now since these are averages, it simply means that many townhouses were sold in February that were lower than the average and therefore push this number lower. I am partly to blame for that because I have been selling quite a few renovated 2 bedroom townhouses and they are so affordable they are being snapped up by smart home buyers, but this has been lowering the average.
Now as we head into spring market, if you are looking to sell, then spring is traditionally the busiest time and it is also when we see the most appreciation so if you are wanting to sell we suggest to start the ball rolling.
The number of available homes on the market right now is quite low for this time of the year and with more buyers actively searching now is a key time to prepare if you’re considering to sell. Of course you can simply put the home on MLS and hope it sells. You can even ask for a lot more than you think it is worth (we see lots of these) but if you really want to maximize your return when selling then here are some things to consider:
✔ Boost Your Curb Appeal – First impressions matter! A fresh coat of paint, some landscaping, and a welcoming entryway can make all the difference.
✔ Declutter & Stage – A well-organized and tidy home allows buyers to picture themselves living there.
✔ Price it Right – A competitive listing price attracts serious buyers and can lead to multiple offers.
✔ Professional Marketing – High-quality photos, virtual tours, and strategic online exposure make a huge impact.
✔ Renovate – Certain renovations can significantly increase your properties value and maximize your return.
The following property was extensively renovated with new kitchen, quartz counters, two bathrooms, vinyl plank flooring and the list goes on and even though it was an expensive renovation, the numbers made sense and this one sold quickly and for the highest price because they followed our guideline of getting ready early with less competition and more buyers coming into the market.

It was one of the suggestions from Tim Grover who has been coaching us since our move to the new brokerage and at first I was reluctant but we have since warmed up to the idea. At the end of February, we celebrated a special milestone—Fionna’s 12th birthday! Time is flying, and I’m so proud of the kind, passionate young lady she’s becoming. All she wanted for her birthday was some horse brushes and to spend time with horses, and watching her do what she loves is a beautiful reminder of how important it is to follow your passions. I’m beyond grateful to have such a wonderful daughter, and I couldn’t be more proud of her!
