Happy Thanksgiving

I trust you had a great Thanksgiving this past weekend. I must say it is one of my most favourite celebrations of the year which all started from my time in Nova Scotia when I first came to Canada back in 1995. I much prefer it to Halloween even if you do get to dress up. Even Fionna prefer Thanksgiving over Halloween as she still has a bag of candy from trick or treating last year.

Market Update

Sales figures for September show there was a slight downturn which is exactly as we expect this time of year. Historically October sales, while not robust, should be holding steady and then November sales typically dip lower. Not the best news for sellers but if you are looking to buy either as first time home buyer or even investor, then November could be the opportunity you are looking for. November is only a week away so you should start looking now while the weather is still warm.

The above graph is only showing the average for all residential property types. Some property types are experiencing better sales and some areas are also seeing more sales than average, so if you are interested to know more you can download a copy and run through the numbers yourself, or if it is easier, simply reach out and we will be happy to go over it with you.

Life Lease

I have come across the term Life Lease several times before but didn’t realize it was that prevalent in Edmonton. A Life Lease is different than a timed lease such as 100 year lease (There are a lot of these in Vancouver around UBC and of course another famous one was Hong Kong.) And it is also different than a Life Stay (which is from Dower when only one partner is registered on title but if they pass away then the spouse could remain for the rest of their life, hence Life Stay.) Life Lease is similar to Life Stay because it lasts for the rest of your life, the difference however is it is for aged care and includes services to help take care of the elderly. The reason Life Lease is big in the news right now is because one of the main companies that provides life leases to elderly people is having challenges to pay its bills and so there will be some restructuring and selling of it’s assets to pay the debt. Not so good for the elderly people who choose that option for their later life. Good news is seniors have other options with the most common being buying an Adult condo. We are very familiar with Adult condos as we sell lots of these each year and spent a lot of time setting up searches for Adult condos on our website making it easy for buyers. Fortunately there are hundreds of Adult buildings in Edmonton and a few also have assisted living services so seniors have more options than just Life Lease.

Fionna

Fionna has not been affected by the public school teacher strike and was keen to get back into studying as she likes school and gets good grades. Her School recently had their award ceremony recognizing excellence in students for the previous year. Well done.
