Happy Thanksgiving

Happy Thanksgiving! I always love the beautiful colors of Autumn as the leaves turn yellow, orange and red with the weather just getting a little cooler each day. When I first came to Canada, I was invited to my first thanksgiving dinner with a Canadian family (Wolfville, Nova Scotia), and I always feel it is very special day for Canadians. It really is the date to thanks for the food, farmers, and mother earth to provide food for us. Hope you had a great Thanksgiving and wishing you and your family all the best!

Insurance

Insurance A Few days ago I received notice to renew home insurance policy and it has sky rocketed since last time! I called my insurance agent, change the deductible from $1000 to $2500 that save us $400 per year on insurance. And then my insurance agent advise that if I would like to combine with Vehicle insurance, it gives another $300 in savings, so at the end we saved total $700 in a year. It is important to check your insurance premium once a year, and compare your current policy to other insurance providers, especially if you are paying monthly premium because it is so easy to forget how much you pay. And make sure you are getting the right coverage too.

price reducedGet ready for Real Estate “On Sale” in Edmonton. Over 10,500 listings available in Edmonton right now. That is more than normal so what does that mean for buyers and sellers? If all those listings are selling, then its not so bad but for the last few months now we have had over 8000 listing going unsold each month. For smart investors and home buyers, this is the time to buy. And best time to buy is winter time when prices normally soften, so couple this with so many listings left on the market and you will see some big price reductions. Smart investors and savvy home buyers will find some great deals out there because of this.
So if you need to sell right now, is it all bad news? It really comes down to pricing the home just right first time. You don’t want it too high that it won’t even attract a showing, and you don’t want it too low otherwise you are leaving money on the table. Along with pricing a home just right, it has to look its best, like it’s a showhome, both inside and out. If its vacant, consider staging to make it more appealing. If you are not ready to sell yet, always do regular maintenance. Nothing will lose you more money than deferred maintenance on a home when it comes time to sell. It’s more than just the money. You may miss the market while you are busy doing repairs and getting your home ready.

Cashflow Game

Before I purchased my first rental property in 2005, I played cash flow game! I learned a lot by playing this game. After 12 years, I still love to play the cashflow game. It is great for networking, teaching and just learning about investing plus playing the game is practice for real life.
